Happy Jack, Arizona is a mountain community located about two hours to the Northeast of Phoenix, Arizona.  It is located at an elevation of about 6927 feet, however most people in the area will tell you 7000 feet.

On a hot summer day in Phoenix with temperatures well over a hundred degrees, consider Happy Jack where the average high in July is only 85 degrees.  In the winter the average low, in January, is 19 degrees.

The area gets an average rainfall of 22.7 inches and an average snowfall of 54.7 inches.  There are typically 81 days of precipitation and 264 sunny days.

Happy Jack is located about 127 miles to the Northeast of Phoenix, about 53 miles to the North of Payson and about 41 miles to the Southeast of Flagstaff.

The area enjoys hunting, fishing, camping, hiking and sitting back to watch the wildlife in the area.  The area has all kinds of wildlife including, Elk, Mule Deer, Whitetail Deer, Mountain Lion, Turkey, Coyote, Grey and Red Fox plus many smaller animals such as rabbits, skunks, raccoons, squirrels and all kinds of birds.

There are many seasonal residents in the area, spending the spring and summer in Happy Jack and the winter months in the Phoenix area and California.  The census shows the population to be around 651 people. 

When looking at lots in the area, consider the availability of utilities such as electric, water/well, alternative septic systems, etc.  On the West side of Hwy 87, there is a gated community - adding security to your investment.  There are CC&R's in place for this community that allow Site Built homes only.  Most lots in the area are +/- an acre in size.
On the East side of Hwy 87, there is another community that is not gated.  Most lots in this area are also +/- an acre in size - level to rolling with Tall Pines and Scrub.  Fire service is available in the area. 

When looking at homes, it is recommended to have a home inspection done to make sure everything is up to code and working properly.  Other things to consider would include a pest inspection, septic inspection and a well inspection.

There is a Super-Walmart in Winslow, about thirty miles to the North or there is major shopping available in Payson, about fifty miles to the South.
